Our Proven Design-Build Process

The first step to building a home is the Preliminary Building Agreement. This agreement covers the scope of work, design, construction schedule and generates a complete cost to build.

This agreement is incredibly detailed at around 60 pages long and often takes more than 50 hours to put together.

It’s for this reason that you can expect to pay an experienced builder 15K to 20K for this service. This might seem like a lot, but in the end you save money because of the accuracy involved.

Experienced builders like us do not include allowances in our contracts. All of your selections including model numbers are present in this agreement, so you get the exact home you want for the price listed, no exceptions!

And, if you want to reduce your Preliminary Building Agreement fee by as much as half, you can choose one of our Design Build plans below and then customize it to your hearts desire.

• How does design-build differ from the traditional design-bid-build model?  

In a traditional design-bid-build process, you work with an architect first, then send the plans to multiple builders for pricing. While common, that model often leads to gaps between design intent and real construction costs.

Design-build eliminates that disconnect. With LUX Homes, the people designing your home are the same people pricing and building it. That means real-time cost feedback during design, better coordination, fewer surprises, and a single point of accountability. The result: a custom home that stays true to your vision and your budget.

• Can I bring my own architect or interior designer to the project?

Yes. While many clients choose our integrated design team, we’re always happy to collaborate with external architects or interior designers you already trust.

Our role is to maintain cohesion, ensure constructability, and keep your budget and timeline on track. If you have a preferred professional, we simply bring them into our design-build workflow so the project runs seamlessly.

• What is the average timeframe for a 4,000-sq-ft custom home?

Most 4,000-sq-ft custom homes take 12–18 months from initial design to move-in, depending on architectural complexity, permitting timelines, and finish selections.

One advantage of our design-build model is that we can overlap certain phases. For example, refining interior selections while engineering is in progress, allowing us to move faster without compromising quality. During the planning stage, we’ll provide a tailored timeline based on your specific lot, design priorities, and construction scope.

• How early should I secure land before starting the design-build process?  

We recommend securing your lot before or at the very beginning of the design conversation. Site conditions, setbacks, topography, and municipal requirements all influence the architectural direction and budget.

If you’re still searching for land, we’re happy to review potential properties with you. Early builder involvement protects you from unexpected site costs later and ensures your future home is perfectly suited to the lot.

• What level of budget detail will I receive before construction starts?  

Budget transparency is at the core of LUX Homes. You will receive a comprehensive, line-item budget before any construction begins, including allowances for finishes, mechanical systems, windows, site work, and more. We use an open-book approach, meaning you see exactly where your investment is allocated. As design progresses, we refine the estimate until you have a high-confidence budget you can rely on.

• How are design revisions handled during the build?  

Even with thoughtful planning, changes happen, and our process makes them easy to manage.

If you request a revision, we’ll provide clear pricing and timeline implications before proceeding. Once approved, the update is added to your JobTread client portal so you can track it in real time.

This structured change-order process keeps everything transparent and ensures you stay in control of the final outcome.

• What energy-efficient or green-building options do you offer?

LUX Homes offers a wide range of energy-efficient and sustainable upgrades, including advanced insulation systems, high-performance windows, heat-pump technology, smart-home energy management, and solar-ready designs.

For clients prioritizing sustainability, we can incorporate an elevated “Eco-Luxury” package featuring high-efficiency mechanicals and environmentally responsible materials.

Our team can guide you through the options that best fit your comfort goals and long-term operational savings.  

• Is financing available for design-build projects with LUX Homes?  

Many of our clients finance their custom home through construction-to-permanent loans or structured lending programs. While we do not provide in-house financing, we can coordinate with your lender and supply all required documentation, estimates, and schedules.

If needed, we can also introduce you to lending partners experienced in custom-home financing.

• What warranties are included with my new home? 

We cover our warranties through the 2-5-10 New Home Warranty Program. 

• How do you manage permitting in different municipalities?  

Permitting is fully handled by our team. We coordinate all drawings, engineering packages, submissions, revisions, and inspection schedules on your behalf.

Because we build throughout the Okanagan, where each municipality has its own requirements, timelines, and zoning intricacies, our team stays up to date on local regulations to keep your project moving smoothly.
